Is Rent to Rent just a fancy word for Subletting?
In short, yes. But the difference is that where subletting is illegal, rent-to-rent is all above board with legal contracts, and guaranteed rent payments. We take care of the management and maintenance of your property including finding tenants, contractors and surveyors, or any professional required to get your property let. How do you receive your rent?
We set up a direct debit for payments, so funds are transferred into your account, on time every month. Baytree Property also covers your rent by an insurance backed guarantee, so payments to landlords are delivered without fail.
Is your house returned in the same condition as the start of the let?
Because of our high standards, we always ensure properties are let out in the very best condition. At the end of the rental agreement, we return your property in the same condition, and sometimes even better. Baytree Property make a point of investing and upgrading the property we rent out, at our own cost - and always with your consent.
Your house has not yet been used as a HMO; how much are the certification costs?
The good news is that certification costs you nothing. Because Baytree property are HMO specialists, we arrange all the necessary certifications and accreditations, and absorb the costs ourselves.
How will your services benefit me as a landlord?
The Rent to Rent program will benefit you as a landlord since we take on all administrative tasks. No longer will you need to do or pay for inventory checks, tenant searches or any other property related task.

How is your property monitored?

Does my property have to be fully furnished?
If you provide your property as furnished, we will provide full inventory procedures and ensures all items are correctly documented.
Who is responsible for utility bills and council tax?
We manage all the bills as part of the Baytree Property Rent-to-Rent process.
What if there is an issue with a tenant that is occupying my property?
Don’t worry. Baytree Property is 100% responsible for all tenants, including problematic ones and remove any disrespectful or uncooperative tenants.
